How do I know you’ll actually send the sale back to me?

Because it’s in writing. Every referral partner receives a formal written agreement that explicitly commits us to contacting you first when your referred client expresses interest in selling. We are a property management company — not a real estate brokerage — so we have no financial incentive to hold onto your client’s future transactions.

Do I need to be a licensed Florida real estate agent to participate?

Is there a limit to how many clients I can refer?

No limit at all. Every qualified referral that results in a signed management agreement earns you $500. We have active referral partners who refer multiple clients per year — it’s entirely unlimited.

What happens if my client doesn’t sign a management agreement?

If your referred client does not sign a management agreement with us, no referral fee is owed. We only pay when we’ve earned it. That said, we work hard to convert every referral because we know your recommendation is on the line when you send someone our way.

What types of properties do you manage?

We manage single-family homes, duplexes, multifamily buildings, apartment complexes, and PadSplit rent-by-room housing throughout Jacksonville, Orange Park, and the greater Northeast Florida area. If your client owns it and wants to rent it, we can manage it.

How quickly will you contact my referred client?

We contact every referred client within one business day of receiving the referral form. Your reputation is attached to every referral you make, and we take that responsibility seriously. We reach out promptly and make sure your client’s first impression of us reflects well on you.

Can I refer clients who own property outside of Jacksonville proper?

Yes. We serve property owners throughout the greater Northeast Florida area — including Orange Park and Clay County, the Southside, Northside, Arlington, Mandarin, Riverside, San Marco, Westside, and surrounding communities. If your client’s property is in our service area, we want the referral.
